Find A Home Inspector

A home inspector will conduct a top to bottom and stem to stern examination of your home to detect any material defects, potential systems deficiencies, and mechanical components requiring attention. You should receive a detailed report of the condition of your home so that you can decide whether or not the home you wish to purchase is all that the seller says it is, and to plan for needed repairs and upgrades when it’s time to make them.

At the present time, home inspectors are not required to be licensed in the State of Ohio, therefore, it's important that you seek the expertise of only qualified (NACHI or AAHI certified) home inspectors. Ask you REALTOR® to recommend at least three qualified home inspectors to interview.

10 Questions to Ask a Home Inspector

  1. What are your qualifications? Are you a member of the
    The National Association of Certified Home Inspectors (NACHI)
    and/or
    American Association of Home Inspectors? (AAHI)
     
  2. Do you have a current license? (Note: Inspectors are not required to be licensed in every state including Ohio.)
     
  3. How many inspections of properties such as this do you do each year?
     
  4. Do you have a list of past clients I can contact?
     
  5. Do you carry professional errors and omission insurance? May I have a copy of the policy?
     
  6. Do you provide any guarantees of your work?
     
  7. What specifically will the inspection cover?
     
  8. What type of report will I receive after the inspection?
     
  9. How long will the inspection take and how long will it take to receive the report?
     
  10. How much will the inspection cost?

You should never forego the opportunity to complete a home inspection, however, the inspection should never become a 'wish list' to force the seller to make numerous minor or frivolous repairs; nor should it become round two of price negotiation without justification. Your contract will spell out what is considered a major repair, and your inspector will point out anything considered  a real and present health or safety risk. These will be the important issues to resolve. However, be mindful that the homeowner has no obligation to bring older homes in line with 2009 building codes as long as the property was within code when built or obvious health and safety issues prevail as a result.
