
RE/MAX Web Site To Add Neighborhood ValuationConsumers will soon have a new online tool when visiting remax.com - a tool that also will produce additional leads for RE/MAX Associates and offices through the LeadStreet system. Neighborhood Valuation is available free to consumers. Visitors to remax.com can request a free Neighborhood Valuation Report, which includes sale prices, school information and demographic data for the consumer's area. Unlike some Web sites, the Neighborhood Valuation Report doesn't provide an estimated value for a specific property. Rather, it provides a price range for comparable properties that the consumer has selected. The sale data is derived from a collection of deed transactions from more than 1,400 counties nationwide. "The RE/MAX Neighborhood Valuation reports are designed to educate consumers with valuable data of sold housing prices in their neighborhood derived from the nearest and most recent home sales in their area," says Kristi Graning, RE/MAX International Senior Vice President of IT and eBusiness. "RE/MAX International believes that - while this is a great starting point to educate consumers - it is in their best interest work with a knowledgeable RE/MAX real estate professional who can evaluate the features and benefits unique to a property and incorporate those along with the neighborhood data into a full analysis that will provide a solid guide of a home's estimated worth."
Neighborhood Valuation will launch later this summer, with plans to be in Beta testing for some time before a full launch. Features of Neighborhood Valuation include: Automatic comparison of the five closest home sales in any given area, with the ability to select or deselect properties from a list of 20 that compare more closely to a consumer's property. A price trend analysis for the area surrounding the consumer's property, along with low, median, average and high statistics, and a housing characteristics chart. - The full RE/MAX Neighborhood Valuation Report, which will be generated automatically, branded to the office or agent, and sent as a link to a PDF report using an auto-responder e-mail message. The Welcoming and Closing letters within the report can be customized at the office level.
The remax.com site will have a link to Neighborhood Valuation (NV) on the home page, prompting consumers to enter a street address to initiate their neighborhood valuation. The current SearchHandler has been enhanced to determine the most appropriate office Web site to hand the NV request off to. It is based on rules similar to the current property search.
